Brazil is Emerging as an Overseas Property Investment Phenomenon

By: Patrick Martin

Brazil is a country that is at the top of the overseas property investment league and overseas property investments are being snapped up by investors who know they are taking advantage of the incredible potential the property market in Brazil has. The country has a stable and propsperous economic and polistical situation and is currently thriving.

Brazil is widely tipped to become one of the world's largest economies of the future, competing with other emerging economies such as China and India. In the north eastern region of Brazil tourism is growing at a rapid rate, property prices are rising which is obviously ideal for overseas property investment, rental prospects are excellent and a great number of tourists are visiting the area.

Overseas property investment in the area has been boosted by the international business that has been attracted to the Natal area due to the low labour and running costs together with an attractive working lifestyle. The Natal area has a climate that is envied by many, with very little temperature fluctuation the climate is nearly always warm and sunny.

Demand for property in this area is high and villas and apartments are selling fast, potential returns are increasing significantly for overseas property investors. Rental prospects are excellent with the large number of tourists in the area and capital appreciation of the properties is set to continue to rise due to demand from local and foreign investment.

At the moment one of the largest airports in the world is being built in Natal, the aiport is being built to accommodate around 5 million users when it opens in 2009. This government investment highlights the increasing importance of the region and the potential for years to come as well as the governments willingness to invest in the area.

The airport project is part of the main framework for tourism development in the north eastern area of the country set up ten years ago: the Programa de Desenvolvimento do Turismo no Nordeste. More than 670 million dollars have been invested in transport, environmental issues, infrastructure and strengthening of tourism management. Due to the success of this, another programme has been set up that it is envisaged will invest a further 400 million dollars into the area.
